Nagios is a good bet but also opennms.Â

Thanks guys, we have Nagios so I setup a test to monitor AppServer ports and that does what I needed it to do.

I've been a fan of Servers Alive (http://www.woodstone.nu/salive/). It has
extensive monitoring and alerting functions. Haven't used it for this
specific function but I'd be very surprised if it didn't do it.

I haven't used it in awhile but I think you could probably configure Nagios
to watch your ports or services. It will alert you in real time when
something is down.
